Scott Machlovitz, CAPS

Scott joined the Hilton team in 2010, bringing with him over 10 years of diversified property management experience. Prior to joining Hilton Realty, Scott served as a Regional Property Manager with both AIMCO and Home Properties. Scott’s experience spans from new property development through the intricate details of daily, hands-on property management. Scott leads the daily operations of all residential leasing, management, and maintenance teams at Hilton Realty, to ensure quality living for all of our residents. Scott lives in Bucks County Pennsylvania with his wife, two children, and dog.

Tammi Horowitz, CAM, aPHR

Tammi joined our residential properties management team in 2018. Tammi comes to Hilton with many years of operations, sales and project management experience in various industries. Most recently in commerical real estate and executive office/co-working space. Responsibilities at Hilton include Operations Management, Project Management and Acting Director in his absence. Tammi resides at the Jersey Shore with her husband and two children.

Dena Hendry, NALP

Dena joined the Hilton Management Team in 2019, bringing with her many years of experience in the multifamily and hospitality industries. Dena brings her commitment to excellent customer service, commitment to provide quality service and commitment to transparent communication to share the vision of Hilton Management with our team and our residents.  Adding an element of fun with her outgoing personality, Dena enhances our team with her expertise in marketing, training, and sales. Guided by Walt Disney’s famous quote “you can design and create, and build the most wonderful place in the world, but it takes people to make the dream a reality” Dena believes success truly comes from the entire team working together. When she isn’t working, Dena enjoys traveling and making memories with her husband and 3 boys!

Luke Marsden, CPM

Luke joined Hilton Realty in 2011.  With over 25 years’ experience, he is knowledgeable in every aspect of commercial real estate management.  His portfolio over the years has included center city high rises, suburban office, industrial, retail, pharmaceutical and laboratory space.  Luke has also participated in LEED existing building projects for “both core and shell”, and “operations and maintenance”.  Luke is focused on delivering high-quality customer service, competitive operating costs and sustainability to the Hilton Realty portfolio.  Luke received his bachelor’s degree from Jacksonville University in 1986 and MBA with a concentration in real estate from Temple University in 1999.  Luke is a member of BOMA, IREM and Delaware Valley Green Building Council.  Luke and his team have been awarded multiple BOMA TOBY awards.  Prior to his career in real estate, Luke served as a commissioned officer in the U.S. Marine Corps.  Luke lives in Bucks County, PA with his wife and children.

Patricia Giannacio, CPM, RPA

Now in her 22nd year of property management, Patti joined Hilton Realty in 2005.  She has a comprehensive understanding of all the disciplines that fall under property management.  Patti’s main responsibility is the management of Hilton’s Class A properties.  She also acts as Hilton Realty’s construction administrator, tracking tenant improvement costs and allowances, as well as the office manager of Hilton’s commercial property management department.  She is a CPM, an active member of IREM NJ Chapter No. 1, an RPA and a board member of BOMA NJ.  Patti is also a BOMA NJ TOBY award winner.  Patti attended Trenton State College and currently resides in Mansfield, NJ with her family.

Susan Menichelli

Susan joined Hilton Realty in 2015.  She is a property manager for several of Hilton’s commercial properties.  Susan has 14 years’ of experience working on a diverse portfolio of commercial properties in the Princeton area, with an emphasis on Class A office buildings and tenant relations.  She is a member of BOMA and is currently working on completing her RPA designation.  Susan resides in Robbinsville, NJ with her family.

Santia received her bachelor’s degree from Centenary College. She is a Real Property Administrator (RPA) and an active member of BOMA NJ. Santia currently resides in Hopelawn, NJ with her husband.

Mark P. Hill

Mark joined Hilton Realty in 1983 after five years working in residential real estate in Princeton. He attended Franklin Pierce College and completed course work in the real estate program at NYU. Mark oversees the leasing team’s daily activities. His responsibilities include advertising for all of Hilton’s properties, identifying suitable acquisition opportunities and marketing Hilton’s office, retail and industrial properties. Mark is a Princeton native and resides in Hopewell.

Jonathan H. Brush

Jon joined Hilton Realty in 1998 and has held his real estate license since 1995. Jon works closely with Mark and Peter and concentrates on leasing Hilton’s office, retail and industrial properties. Jon attended Boston University’s School of Hospitality Administration. Jon is a Princeton native and lives with his wife and three children in Lawrenceville, NJ.

Bob has been the Engineer for Hilton Realty since 1997.  His responsibilities include the preparation of site plans, engineering reports and permit applications for land development approvals.  He maintains the computer aided mapping of Hilton’s properties and assists the leasing team with tenant fit-outs.  Bob also prepares plans and oversees construction of paving and drainage improvements.  He is licensed as a professional engineer and planner in New Jersey and a professional engineer in Pennsylvania and Florida.  Bob graduated from Rutgers University and resides in Yardley, PA with his family.

Thomas Babkowski

Tom joined Hilton Realty in 2014 as a Construction Manager to oversee tenant fit-out projects and new developments. He has working in the construction industry for over 20 years. Tom honed his construction and project skills, which eventually led to his current position at Hilton Realty, while working as a project Superintendent for StructureTone and Widewaters, Inc.  During his time at StructureTone and Widewaters, Inc. Tom oversaw tenant fit-outs, core and shell construction and retail mall developments located in Boston, Philadelphia, New York, Connecticut and New Jersey. He is a graduate of The College of New Jersey and resides in Hamilton, NJ with his wife and sons.

LEGAL:

Garey N. Maietta, Esquire

General Counsel

Garey has been General Counsel for Hilton Realty since 1995. He has a full range of responsibilities in all aspects of commercial real estate law, with an emphasis on: preparation and negotiation of office and retail leases and related documentation; contracts for sale and acquisition of real estate; financing; construction contracts; and general corporate law. He also provides day-to-day guidance to various departments of the Company.  Prior to joining Hilton Realty, Garey was Assistant General Counsel at DKM Properties Corp. in Lawrenceville, New Jersey, which was an owner/developer of office parks, retail center, industrial parks and residential communities.  Garey is admitted to practice in New Jersey and Pennsylvania.

Andrew Schragger, Esquire

Andy joined Hilton in 2005 as Assistant General Counsel. Prior to joining Hilton, Andy was a partner at the firm of Schragger & Schragger. Andy has extensive litigation and first chair trial experience and has appeared in all levels of the state and federal courts. Andy primarily handles litigation and litigation management, oversees legal analysis of policy and procedures, monitors all state and local laws impacting Hilton, and handles labor, employment and collection matters. Andy also negotiates leases and contractual documents with Hilton’s tenants and vendors. In addition, Andy was appointed Director of Human Resources at Hilton in 2008 and is responsible for maintaining all of the employer-employee policies and procedures.  Andy was admitted to practice in New Jersey, Florida and the District of Columbia and lives in Lawrenceville, NJ with his wife and two children.

William H. Chast, CPA

Bill graduated from Franklin & Marshall College in 1981 and has over 35 years of experience in real estate through his career as a shareholder with a regional CPA firm, and since 2003 as Director of Finance for Hilton Realty. Bill is responsible for all financial aspects of the Company which include fiscal, tax and capital reporting. Bill leads a team of accounting professionals with years of experience in real estate. He is a member of the American Institute of Certified Public Accountants and the New Jersey Society of Certified Public Accountants. Bill resides in Princeton, NJ with his family.
